Results Property Management & Consulting was created in January 2008 to fill a void created due to a lack of efficient and effective property management services provided to affordable housing properties in Memphis Tennessee. We found that the traditional property management company only provided excuses verses results. We use a combination of years of in-depth property management and development experience mixed with technology and creative pro-active management to be able to provide results and not excuses for the properties that we manage and provide consulting for.

The Principal of Results Property Management & Consulting is Carl Mabry. Carl has over 17 years of experience in the affordable housing industry which includes over 15 years of experience in property management, and over 10 years of experience in affordable housing development. Carl has been President of Bluff City Community Development Corporation which has developed and managed over $56 million dollars of affordable housing Multi-Family developments. Carl previously served as Director of Compliance Services for LEDIC Management Group, Inc. which is a regional 100% fee based Management Company headquartered in Memphis, TN. He was responsible for maintaining tax credit and tax-exempt bond compliance for all of LEDIC’s affordable housing communities. Under his guidance and leadership LEDIC’s affordable housing portfolio grew from 700 units to over 9,500 units. Carl also served in other capacities at LEDIC Management Group, Inc. performing such roles in Asset Management and Operational Auditing. Carl also was formerly with Memphis Housing Authority in which he was responsible for conducting operational and compliance audits of the Section 8 and Conventional Housing programs, and monitoring the housing authority’s Public Housing Management Assessment Program’s (PHMAP) scores that were used by HUD to assess management efficiency and effectiveness.
